Full-building scope

Outside.
Inside.
Done.

Most painting contractors do exterior or interior. Bringing in separate contractors for each creates scheduling gaps, color inconsistencies, and two sets of walkthroughs.

We handle the full scope — exterior envelope, interior units, and all common areas — with one crew, one contact, and one final walkthrough. Property managers tell us this alone is worth a phone call.

  • Exterior building painting

Stucco, siding, trim, fascia, carports, and fencing. Pressure wash, repair, prime, two coats. Coastal-grade systems where salt air is a factor.

  • Interior unit painting

Walls, ceilings, trim, doors, and closets. Vacancy scheduling or live-in scheduling — we work around occupied units with proper masking and ventilation.

  • Common areas

Hallways, stairwells, laundry rooms, mail areas, and shared kitchens. Low-odor paint for occupied spaces, night scheduling when building access is constrained.

  • Garage and parking structures

Painted and sealed concrete, parking stripe repaints, and structural epoxy coatings where specified. One contractor for parking structures and the building above them.

  • Volume pricing

Multi-unit projects get a volume rate, not a per-unit residential rate. The more units in the scope, the more efficient the mobilization — and that efficiency shows up in the quote.

Why it matters on multi-unit jobs

No subcontractors
means no surprises.

On a 20-unit building, a subcontracted crew means 20 units where the quality depends on whoever was available that day. We do not operate that way and never have.

Our crew has been with us for years. They prep the same way whether it is unit 1 or unit 20. Joe or Alex is on-site. CA License #794402-C33.

  • 1Same crew across every unit and every building
  • 2Documented prep standard — no shortcuts on any unit
  • 3Joe or Alex on-site for the entire job, not just the walkthrough
  • 4Night and weekend availability for occupied properties
  • 5Color specs recorded per property for future reference
  • 6Final walkthrough before any invoice is submitted
