    Stucco, siding, trim, fascia, carports, and fencing. Pressure wash, repair, prime, two coats. Coastal-grade systems where salt air is a factor.

  • Interior unit painting

    Walls, ceilings, trim, doors, and closets. Vacancy scheduling or live-in scheduling — we work around occupied units with proper masking and ventilation.

  • Common areas

    Hallways, stairwells, laundry rooms, mail areas, and shared kitchens. Low-odor paint for occupied spaces, night scheduling when building access is constrained.

  • Garage and parking structures

    Painted and sealed concrete, parking stripe repaints, and structural epoxy coatings where specified. One contractor for parking structures and the building above them.

  • Volume pricing

    Multi-unit projects get a volume rate, not a per-unit residential rate. The more units in the scope, the more efficient the mobilization — and that efficiency shows up in the quote.
